Lease of Stud
The Lessee desires to lease the following Stud from Lessor:

The monetary value of the stud dog is $3500.00USD

3. Terms
3.1. Term. The “Term” of this Lease shall commence on: _______________ (“Commencement Date”)
and terminate on: ______________________ (“Termination Date”) unless sooner terminated pursuant to any provision herein.
3.2. Obligations and Rights upon Lease Termination.
Lessee expressly covenants and agrees that upon termination or cancellation of this Lease, Lessee shall have no further right in or to the Stud and Lessee shall immediately return the stud to Lessor.
This clause shall survive termination of this Lease. The said dog is only in Temporary Care of the
Lessee.

4. AKC Papers
4.1 Since leases are not accepted for male dogs as there is no Lease Notification Form this
contract/agreement will act as such.
4.2 The Stud dog is registered with AKC and will stay solely in the name of the current stud dog owner.
4.3 There will be no adding of a Co-Owner on the AKC papers, nor adding the name of the Lessee to the stud dog AKC papers.
4.4 The Stud dog owner agrees to print, give and sign any & all AKC litter registration applications
in which the Stud dog stated above is the sire.
4.6 The Lessee agrees there will be NO multiple sire breedings taking place. If that happens getting the stud dog DNA’d will be at the expense of the Lessee plus DNA for all puppies and female used.
4.7 The Lessee agrees there will be no outside breedings to other females. The only breeding will be to those that are solely registered through AKC and owned by the Lessee prior to him coming there.
If found in violation of such a fee of $1500 which is equivalent to 1 puppy will be owed to stud dog
owner.
4.8 There will be NO outside stud service offered to anyone for whatever reason.

5. Pre-Breeding Testing
5.1 Brucellosis test is required on any & all females with a negative result with the record being shown of it and shared with stud dog owner.

6. Delivery/Shipping
6.1 The Lessee is responsible for delivery/shipping cost to get the said dog to the Lessee and is
responsible for the cost to get the said dog back to the Lessor.

7. Puppies
7.1. The Lessee shall be the sole owner of any puppy(s) born during the Lease Term.
7.2 The Stud dog owner will not guarantee if puppies will result although he is a proven male.
The stud dog last litter of puppies was born_______________.
7.3 Since it takes two to produce, a puppy back for the lease or payment is still due if no puppies are
produced by him.
7.4 The Stud dog owner will not guarantee what color or sex will result or will guarantee health of pups.
7.5 The Stud dog owner will provide a pedigree for the Stud dog.
7.6 The Stud dog owner agrees to print, give and sign any & all AKC litter registration applications in
which the Stud dog stated above is the sire.
7.7 The Lease agrees there will be NO multiple sire breedings taking place. If that happens getting the stud dog DNA’d will be at the expense of the Lessee plus DNA for all puppies and female used.
7.8 Registration and fees the Lessee shall pay for all registration fees.
7.9 The parties shall mutually cooperate in preparing and submitting any and all necessary paperwork for proper registration through AKC.

8. Stud Dog Care including Veterinary Care
8.1. He must have adequate nutrition and water; he must have adequate space appropriate to his age, size, weight and his breed and be housed in sanitary conditions.
8.2 He must remained mat free as much as possible with toe nails trimmed.
8.3 He must be on Heartworm preventative and flea medicine during the duration of the Lease at the
expense of the Lessee.
8.4 The stud dog must remain on your property and leave only for vet care or grooming.
8.5 He must remain in the same or better condition when he is returned.
8.6 If for some reason the stud dies in your care either for any reason what so ever including naturally or if the dog runs away, escapes, is lost or stolen there will be a $3500.00 fee given to the Stud dog owner immediately. The value of the stud dog is $3500.00 USD which is due within 30 days from the date of death no matter what the reason.  If you don’t have that paid, you acknowledge that we will be going to small claims in the county and state that I resided and you agree that you will come to my county and state.  The payment will be of a postal money order or payment sent through Wells Fargo.
8.7 You will be responsible for all routine veterinary care, grooming and exercise during the term of the Lease.
8.8 This Lease will serve as permission for the Lessee to seek veterinary services on the behalf of the
Stud dog owner. The Lessee is responsible for all vet care during the duration of the lease.
You by NO way shape or form do you have the right to fix, neuter or alter him in any way.
If for any reason this happens you will owe the stud dog owner $3500 for the stud dog and he is still to be returned to the stud dog owner. Nor do you have any right to have him euthanized for any reason. You must contact me!!
8.9 Should a situation arise in which the health of the dog is compromised, the Lessee shall make many reasonable attempts to contact the stud dog owner.

9. Humane Society/Animal Control/ USDA/3rd Party
9.1 In the event that such an incident occurs the Lessee understand that you were only the temporary care giver of this dog and it is clearly understood that this dog was leased only and I am the rightful owner, the dog MUST be returned to me unaltered and in breedable condition.
9.2 For any reason that one of these or an agency not mentioned takes possession of the Stud dog
you must notify me immediately and notify the agency with proof of this contract that you do not
indeed own the dog and that he is property of Aimee Cakebread.
9.3 If possession by a 3rd party takes place the Lessee will be responsible for all fees that occur to get the Stud dog back.
9.4 If possession by a 3rd party takes place and I am able to get the dog back, but he has been fixed.  You will be responsible for $3500.00 to be paid to the stud dog owner immediately as he would not be coming back in the same condition as he left and be unbreedable at that time.

10. Payment
10.1 In exchange for Leasing the said Stud Dog the Lessee agrees to give the stud dog owner 1 pick
puppy back out of the stud dog or out of another breeding. This puppy will be at the choice of the stud dog owner of which puppy the stud dog owner would like. This will be only 1 puppy and not a puppy out of each breeding.
10.2 This must be an agreed upon Female.
10.3 The puppy must be registered through AKC and Full AKC papers must be supplied for the puppy and received no later than the puppy turning 6 months of age.
10.4 The Lessee must give pictures, as well as personal observations, plus the pedigree of the parents and evaluations reasonably necessary for Aimee to choose her puppy.
10.5 The puppy should not have any bite issues, slipped stifles, hernias or have produced cataracts or
littermates with such issues.
10.6 Since it takes two to produce puppies, a puppy back for the lease or payment is still due if no
puppies are produced by the said stud dog during the duration of the lease.
10.7 Travel to the airport and veterinary health certificate for any puppy back will need to be shipped
by Lessee and both parties agree that the shipping price will be split in half which includes crate, health certificate and airfare. There will be no additional fees or charges added for shipping to Lessor to receive her puppy back.
10.8 The stud dog owner will be able to name the said puppy back with any name of her choosing.
In addition to #10 Payment see 10.9
10.9 At any point in time Aimee chooses she does not want a puppy back for the Lease of Stud dog
Aimee can choose to have payment of $1500.00 which is agreed cash value for the puppy back.
Entire Agreement. This Agreement constitutes the entire agreement between the parties pertaining to
its subject matter and it supersedes all prior contemporaneous agreements, representations and
understandings of the parties.
This Agreement shall be governed by the laws of the State of _________. Any legal action commenced to enforce or interpret this Agreement shall be brought in state or federal courts with the appropriate jurisdiction, located in _____________County. The parties hereto consent to both venue and jurisdiction.
The venue of any litigation concerning the Agreement or transaction shall be in ________Co., ___ and may not be litigated in your state or your county.
This is a LEGAL and BINDING Stud Dog Lease Contract/Agreement

This is an example of the stud lease contract and can be revised without notice.
This can be sent by PDF and would need to be filled in, printed, signed by notary and a hard copy sent to me before the male would go to your place.
Also a photo copy of your drivers license would be needed so I have proof of physical address and who you are.
